Numerous developments were proposed on the Sandgate site. The drastic falls on the L-shaped site made it challenging to plan without sterilising the second half of the site. The building was designed to be either a single user, or a multi-tenant building if the market required. Extensive shading on the exposed facades mitigated heat gain and air-conditioning loads.
