Introduction:
A leading engineering company needed offices in arguably the best mixed-use precinct in the country. The building sits on a superbasement that connects the entire development. Ensuring continuity of circulation, services and ventilation was an integral part of the complex design development.
Description:
The design opens up the corner entrance of the site, by elevating the upper levels on splayed columns that reconcile the existing structure with the rational grid above. The reception to the meeting rooms was positioned on the corner and opened up with double volume glass to connect the building to the street.
The developer abandoned the design direction of including retail at the street level, however the building has been future-proofed for this to be included at a later date. The active, safe street edges are what makes the precinct a unique place in the city.
From its initial design, the building was planned to be able to accommodate an additional 2 storeys. Mid-way through the build, the developer instructed this change to be made without an adjustment to the programme. Moving quickly and efficiently I co-ordinated with the contractor to make the process seamless.
The building has access floor throughout, and is designed for flexibility and staff happiness. An extensive conference facility was designed on the ground floor with the ability to reconfigure rooms as necessary.
A full canteen with subsidised meals is located on the ground floor. Arup facades worked closely with me to develop the detailing and assisting with executing the architectural vision.
The building proved to be a welcome and much needed creative addition to the mixed-use precinct. At all stages, the developer insisted on justification for every decision, maintaining strict budget oversight.
